Town added 757 homes in ’15

Unofficial numbers show Wake Forest added 757 housing units in 2015, based on permits the town issued for single-family houses, townhouses and apartment units during a year when the population was nearing 40,000. At the end of 2014, the Wake Forest Planning Department reported the town had 37,046 residents and 14,036 dwelling units.

In 2015 the town’s inspections department issued permits for 398 single-family houses in several subdivisions, 145 townhouses, and 214 apartment units for Capital Creek Apartments on Rogers Road at Heritage Branch Road.

A word about Heritage Branch Road which deadends at a large tract the town owns and plans to maintain as open space. Capital Creek, where massive land sculpting and retaining walls are still being built, was approved for 315 apartments in the summer of 2012. The apartment complex will have one entrance/exit on Heritage Branch Road and one on Rogers Road, and a traffic signal is planned for the Heritage Branch Road/Rogers Road intersection which will be used not only by the apartment residents but residents of The Crossings senior apartments and The Homestead at Heritage subdivision where 206 homes will be built, as well as the customers at the daycare center and the medical center along the road. The only way for all those people to get to Rogers Road and the wider world is Heritage Branch Road or a collector street through Capital Creek Apartments which intersects Rogers Road opposite Shuckers.

In December 2015 the Wake Forest Inspections Department issued 23 permits for new single-family houses and 10 townhouses and also inspected fit-ups and new construction pre-occupancy for new businesses. The new businesses are the Pink Boutique at 113 South White Street, Tracie’s Boots & Buckles at 12281 Capital Boulevard, the Foot Spa at 12233 Hampton Way, Suite 500, and Que South at #5 5115 Unicon Drive.

Wine 101 will be moving from Rogers Road to 1228 Heritage Links Drive soon, the Pack Rat will be at 11640 Northpark Drive, Tribune Media at 11635 Northpark Drive, East Coast Wings at 12646 Capital Boulevard, Kona Ice at 4154 Shearon Farms Avenue, and Heritage Office Park at 1608 Heritage Commerce Court.

The 10 townhouses permitted in December will be built by Dan Ryan Builders along Chatuga Way in the Franklin County section of Richland Hills subdivision. The total in fees was $29,003.75 and the homes will add $780,640 (estimated) to the town’s tax base.

The single-family houses are listed by applicant, address, subdivision, creek basin, fees, square footage and improvement value estimated by the applicant.
