Permits for 243 homes issued in February

In February the Wake Forest Inspections Department issued permits for 29 single-family homes and for 13 buildings in the future Capital Creek Apartments on Rogers Road that will have 214 apartment units when phase one is completed. The Gazette includes single-family houses, townhouses, apartment units and mobile homes as homes.

One of the Capital Creek permits was for the amenities center at 6,526 sq. ft. with $275,573.37 in fees and $280,006 in improvement value. The other 12 permits were for apartment buildings of different sizes. The total the builder, C.F. Evans Construction, paid in fees was $412,764 and the combined improvement value was estimated at $11,297,497.

Capital Creek was approved in September of 2012 for 315 units on 21.79 acres at the corner of Rogers Road Heritage Branch Road with one entrance/exit on Rogers and another on Heritage Branch. The new streets in the complex are Capital Creek Drive and Boulder Point Drive.

The intersection of Heritage Branch and Rogers has already been designated as in need of a traffic signal, and the need will develop speedily with the construction of this apartment complex, the new subdivision, the Homestead at Heritage with 212 homes at the end of Heritage Branch Road, and a newly-completed apartment complex, Heritage Garden Apartments with 260 units just to the west across the railroad tracks.

The second commercial permit was to Bobbitt Design Build for the Frenius Medical Care building at 2700 Leighton Ridge Drive with fees of $47,641 and an improvement value of $1,705,000.

The permits for the single-family homes are listed below by applicant, address, subdivision, stream basin, fees paid, square footage, and improvement value estimated by the applicant.

In looking through the list, readers will note that Habitat for Humanity of Wake County paid a whopping total of fees of $11,825.50 to build a 1,813-square-foot house on a small lot it paid $20,000 to purchase. The house itself will probably have a $70,000 value. The reason for the large fee total, Timothy Edwards with the town’s Inspections Department said, “The lot had never had City of Raleigh water and sewer and they had to pay for the new taps.”
