Growth Rate: What’s on the horizon?

The quick answer: A lot. Developers want to build apartments, subdivisions, fast food restaurants and drug stores. This will be a quick overview of what you might see next. If you have a question about a project or site this article does not mention, send an email to cwpelosi@aol.com.

We may see the drug store, a Rite Aid, very soon. Remember last year Heritage developer Andy Ammons was asked why he had cleared the northeast corner where Rogers Road meets South Main Street and he answered it was for a produce stand? Well, there was a Christmas tree lot on the 1.73-acre lot in December. By December of this year we may see Rite Aid. The land is zoned for HB business, which allows that use, and the Design Review Board met to discuss the plan on May 14. The land is owned by Franklin Village, an Ammons company, valued at $300,000 according to the Wake County Department of Revue website, and Primax Properties will build the store.

The Design Review Board also discussed the plans for Franklin Townes, which will be 61 townhouses in the northwest corner where Franklin Street meets the N.C. 98 bypass. Developer Mark Iafrate had first planned to build 108 apartments, but was approved for the downsized plan in February. There is a sign on the property along Franklin Street.

The Wake Forest Planning Department lists a Wendy’s on South Main Street as a plan under review, and this may take longer because the five properties involved facing South Main and Mangum Avenue are zoned residential. Three small houses front on South Main just south of a lot recently rezoned for a Valvoline Quick Lube. One house belongs to Joyce Cash and runs along Carter Street to Mangum. The other four lots at 2013 and 2017 South Main and 1608 and 1612 Mangum are owned by Highcroft Commons LLC of Cary. The proposed plan will have a right-in, right-out on South Main and two-way access by entrances on Carter Street and Mangum Avenue.

We have a new plan popping up after a three-year pause. In 2012 the town rezoned 26.68 acres on Durham Road from office to multifamily use. The land is a rough triangle bounded by the N.C. 98 bypass, Durham Road and Debarmore Street, and has streams with steep banks. It is directly across from the Crenshaw Manor subdivision. In 2012 realtor Joe Lyle said a developer was negotiating with Pamela and Thomas Pusetari, who own the land as Carolina Princess LLC. Now the request will be for 298 apartments named Legacy at Wake Forest.

In April the town’s Technical Review Committee – checking the nuts and bolts – considered phases one through three for the Tryon subdivision, which now has an assurance of sewer service, an addition to the Electric Motor Shop on North White Street, and the plans for a Bobby Murray Chevrolet dealership on Capital Boulevard.

The committee examined the Tryon construction plans for the 24.3 acres off Oak Grove Church Road. For the Electric Motor Shop, the plan is for a 6,510-square-foot addition to the large facility on 4.57 acres.

We also can look forward to the subdivision former Mayor George Mackie is planning for the 116 acres he owns between Wait Avenue and Jones Dairy. The land is now Wellington Trailer Park, the town’s only trailer park. The name back in August of last year was to be Quail Crossing with 307 housing units, a mix of townhouses and single-family homes. It has apparently been renamed Westford Place.

  1. I’d love to see a breakfast place like IHOP, Bob Evans or Cracker Barrel in Wake Forest. Preferably on the corner of US 1 and Stadium Drive. I think the current traffic in that area would support that type of business, and the current access would handle the traffic.

  2. Why Wendy’s when we already have 2 in wake forest that really aren’t that far from one another. We should really be bringing other fast food restaurants around, like a cookout, which can only be found in Raleigh. Daily, people drive from Wake Forest to Raleigh just to get cookout! Bringing one here would not only increase the town population, but if cookout were to be placed in a smart area like near high schools like Wake forest HS or Heritage HS, their
    business would be booming everyday especially at lunch times. Please bring a cookout! It’s much needed and loved by everyone in Wake Forest!

  3. I’m assuming this means that the Wendy’s across the way in Wakefield will relocate. South Main is already a disaster. Now the town is adding a fast food place that by design involves vehicles entering and exiting the street constantly.

    Is there any update regarding Sam’s Club? As I like to say about multi-step projects at work, you’ve got to start on a project to finish the thing. Until then, time to completion is irrelevant. I had assumed they would be aggressively building to be ready for Thanksgiving. I cannot see that being possible now, especially with the corresponding road work that is involved.

    1. I called the town of Wake Forest and inquired about the Sams Club and was told that all relevant permits to start building the store have been approved. They are waiting for the state DOT to approve the change to the enterance and installing a traffic light at Caverness…..thats where it stands now….

    Most of the roads are a hazard to life.

    1. James u are right. A hazard like S. main where it seems no one can paint an arrow on the pavement in order to make 2 lanes to cross Capital Blvd. to Falls of Nuese. Wait till Sams Club opens.
