There was a new high of 882 homes permitted by the Town of Wake Forest’s Inspections Department during 2019 – 546 single-family houses, 188 apartment units, 145 townhouses and three mobile homes, all unofficial numbers.

In 2018 the town permitted 832 homes, 817 in 2017 and 823 in 2016.

December 2019 saw a new low in the number of permits, only 23 new single-family homes and 12 townhouses. There were no new commercial buildings and only one fit-up, this at Tri-Area Ministry, 145 East Holding Avenue. There were pre-occupancy inspections for four new businesses: Trek Vitality dba Trek CBD at 1968 South Main Street; Wood PLC at 851 Durham Road Suite B; Young Won Trading Inc. at 5103 Unicon Drive Suite G; and Sunbelt Rentals at 4901 Unicon Drive.

Capital City Homes pulled the 12 permits for townhouses, which will be built on Lawson Creek Way, Carraway Garden Drive and Etteinne Garden Lane, all in the Tryon subdivision. The builder paid $39,328 in fees, and the homes will add $1,693,600 to the town’s tax base.

Each dwelling unit in Wake Forest must pay two impact fees: the Fire Protection Facility Fee and the Recreation Facility Fee. The fire impact fee is $337 for each single-family detached unit and $253 for each single-family attached unit. The recreation fee is $2,871 for each single-family detached and mobile home, and $1,713 for each single-family attached and multi-family units.

Development Services Manager Jennifer Currin said some subdivisions get credit for recreation fees “depending on the improvements they propose (land dedication to the town, construction of public greenway, submit payment in lieu).” Those active projects that either have pro-rated recreation fees or were credited with recreation fees are Austin Creek, Bennett Park, Bishops Grant, Holding Village North Lake but not phases 1-3 in South Lake, Kitchin Farms, Richland Hills, Twin Creeks, The Reserve, The Retreat at Renaissance, Creek View Townhomes, Willows at Traditions, Orchards at Traditions (formerly called Woodlands), Traditions phases 2A, 2B, 2C and 2D, Del Webb at Traditions and Traditions Southwest.

  1. How much did the Town get in real property tax. How much did this homes in increased goods/services cost the town.

    Is anyone rolling back the tax rate for the town Any clue what the proposed properties will add in revenues and expenses.
