Town permitted 94 new homes in July

The Wake Forest Inspections Department permitted 94 homes in July, 62 single-family houses and 32 townhouses, a figure reflecting the number of subdivisions where there is active building and the demand for housing by all the newcomers.

Wake County now has over 1 million residents with an average of 64 new residents every day (including births, deaths and moving), and six or seven of that 64 move to Wake Forest.

That growth is accelerating. There will probably be 2 million people in Wake by 2054, and many of the newcomers move into apartments and condos, something that is expected to continue according to studies by Wake County.

Wake Forest still is mostly single-family units (houses and townhouses) – 10,865 or 69 percent, according to the 2016 Development Activities Report published by the Wake Forest Planning Department – with duplexes at 522 or 3 percent and multi-family units (apartments) at 4,220 or 27 percent.

Consider the large apartment complexes currently here and those soon to begin accepting renters – Capital Creek, 315 units, on Rogers Road; Legacy Wake Forest, 298 units, on Durham Road and the N.C. 98 Bypass; Bexley at Heritage, 260 units, on Heritage Lake Road and Rogers Road; Heritage Garden Apartments, 260 units, on Rogers Road; Woodfield Creek, 288 units on Ligon Mill Road and Caveness Farms Avenue; Caveness Farm Apartments, 288 units, on Caveness Farm Avenue.

Aside from the housing permits, the inspections department also approved plans for a clubhouse in a new subdivision on Rogers Road, the Courtyards at Heritage Grove.

The inspectors also looked at fit-ups for new businesses: a barber shop/salon at 11216 Capital Boulevard; 0 Base Design at 5107 Unicon Drive; Tropical Smoothie Café at 1009 Stadium Drive; and Retail Sales White Box at 12646 Capital Boulevard.

Pre-occupancy inspections were done for Online Used Cars at 401 Wait Avenue; Sol Medical Group at 104 South White Street; and The Bakery Shoppe at 2010 South Main Street.

The increasing numbers of townhouses reflects a change in the choices people are making about their homes. We will see more.

In July the inspections department permitted seven townhouses in the Stonegate at St. Andrews subdivision that Dan Ryan Builders will construct along Prince Noah Loop; 10 townhouses in the Austin Creek subdivision on Austin View Boulevard that Lennar Carolinas will build; six townhouses in the Franklin Townes subdivision in the 900 block of South Franklin Street being built by Triangle Sports Group LLC; four townhouses in the Siena Townhouse subdivision on Brunello Drive that will be built by Terramor Homes; and five townhouses on Morningside Creek Way in the Traditions subdivision that D R Horton will build.

Together the townhouse builders paid $172,976.70 in fees and the new homes will add an estimated $3,930,186 to the town’s tax base.
