Town permitted 46 new homes in December

Highlighting a trend, the Wake Forest Inspections Department permitted more townhouses than single-family houses in December, 24 to 22.

The townhouses will be built in two subdivisions, Siena Drive Townhomes, which is exclusively townhouses, and The Orchards at Traditions, a townhouse cluster in a mostly single-family homes subdivision.

Terramor Homes will build four townhouses along Brunello Drive in Siena Drive and 15 townhouses along Mangia Drive. D.R. Horton will build five townhouses along Treetop Meadow Lane in Traditions. Together the two developers paid $69,501.75 in fees for homes that will add an estimated $6,852,000 to the town’s and the county’s tax bases.

2018 ended with the town permitting an unofficial total of 796 homes. There were 609 single-family homes, 164 townhouses, one duplex, one mobile home and one multi-family building, Powerhouse Row, which will have 18 or 20 apartments on two floors above a first floor for retail and restaurants.

Each dwelling unit in Wake Forest must pay two impact fees: the Fire Protection Facility Fee and the Recreation Facility Fee. The fire impact fee is $337 for each single-family detached unit and $253 for each single-family attached unit. The recreation fee is $2,871 for each single-family detached and mobile home, and $1,713 for each single-family attached and multi-family units.

Jennifer Currin, the town’s development services manager, said some subdivisions get credit for recreation fees “depending on the improvements they propose (land dedication to the town, construction of public greenway, submit payment in lieu). Those active projects that either have pro-rated recreation fees or were credited with recreation fees are Austin Creek, Bennett Part, Bishops Grant, Holding Village North Lake but not phases 1-3 in South Lake, Kitchin Farms, Richland Hills, Twin Creeks, The Reserve, The Retreat at Renaissance, Creek View Townhomes, Willows at Traditions, Orchards at Traditions (formerly called Woodlands), Traditions phases 2A, 2B, 2C and 2D, Del Webb at Traditions and Traditions Southwest.
