During April the Wake Forest Inspections Department issued permits for 68 new homes – 31 of them single-family homes and 37 townhouses.
In addition, inspectors with the department approved six fit-ups and four pre-occupancy permits. The fit-ups were for Great Clips at 1009 Stadium Drive (Wake Forest Crossing shopping center owned by Weingarten Investments Inc. of Houston, Texas); office space at 143 South White Street (also home to Wake Forest Art & Frame and Domino’s and owned by BAJO of Wake Forest, Barbara and John Lyon); SAT Prep Center at 110 Capcom Avenue, Suite 101 (owned by Tuan Ong NC LLC of New Jersey); Thales Academy at 3115 Heritage Trade Drive (owned by Thales Academy Inc. in Raleigh, Bob Luddy of Youngsville); Maverick Solutions at 3150 Rogers Road, Suite 202 (owned by MOJAH in Raleigh); and Language Planet at 4154 Shearon Farms Road (owned by Willis & Cabot Properties LLC of Wake Forest, Sean Cabot and Vane Willis).
The pre-occupancy permits were for Southern Heritage Interiors at 116 Brooks Street (a brick office building owned by Earl and Phyllis Shoaf of Wake Forest); KAREO in Suite 104 and 136 Capcom Avenue (owned by ARCP OFC Wake Forest NC LLC and Ryan LLC of Houston, Texas); office space for online sales in Suite 03 at 500 Wait Avenue (owned by Glysil Equity of Raleigh); and Downtown Nutrition in Suite A at 111 South White Street (the Wilkinson Building home to Las Margaritas and owned by Cameron Park Botanicals Ltd., Elizabeth and Bob Johnson).
The 37 townhouses will have a variety of price ranges and size. Together the builders paid $195,734.64 in fees and estimated the improvement value of all at $4.5 million.
DR Horton is the builder for nine townhouses on Tranquil Creek Way in Traditions. Triangle Sports Group LLC is the builder for six townhouses on Townes Park Drive in the Franklin Street Townes development on South Franklin Street. Lennar Carolinas will build 12 townhouses on Austin View Boulevard in the Austin Creek subdivision. Terramor Homes will build four townhouses on Brunello Drive in the Siena Drive Townhomes development on the N.C. 98 Bypass, and Dan Ryan Builders will build six townhouses on Sweet Annie Way in the Stonegate at St. Andrews subdivision.
