Sam’s, Publix get building permits

November was a banner month for Wake Forest commercial building permits with Sam’s Club, Publix and the flex retail spaces at the under-construction Shoppes at Heritage Village all getting permits along with the gas center at Sam’s and a large building at 1228 Heritage Links Drive owned by Optimal Living LLC, which may be part of franchise group helping seniors stay in their homes by making those homes safer.

Sam’s will have entrances on what was until now an unnamed service road but has been named Royall Cotton Road, echoing the town’s first industry, the Royall Cotton Mill off North Main Street. That is Royall with two L’s because it was named for the Royall family.

There were also new businesses in existing buildings. Kim Wandrack has opened Pretty Practical in what was the Violin Shop at 145 South White Streeet, selling unique items and gifts made by local artisans. Trattoria Bruno is opening at 1248 South Main Street in the small restaurant mall, and Woodmaster Woodworks is now in suite 100 at 12223 Hampton Way Drive, which is between Durham Road and Wake Union Church Road.

There were also fit-ups for Music Academy South, which will remain at 1241 South Main Street (the Friendship Professional Center), Envy Nails in suite 148 at 12646 Capital Boulevard (Wake Forest Crossing shopping center anchored by Kohl’s and Lowes Food) and the shop and office for U-Hail at 9701 Capital Boulevard.

The new commercial buildings are estimated to add $12 million to the town’s tax base, which stood at $4,493,550,000 (combined Wake and Franklin counties) before Wake County announced the new property valuations this week. The single-family houses and townhouses will add an estimated $6 million.

About those new property valuations. Last week Finance Director Aileeen Staples said she had been given an advance overview of the revaluation and the ratio of residential versus commercial for the town has changed for the better, with more of the tax burden being on commercial properties. Town officials would like to have a 70 percent residential/30 percent commercial. The revaluation for Wake Forest, with apartments now listed as commercial, is 74/26.

The county has mailed letters to all property owners with the revaluations. In Wake Forest the value of residential properties fell by 5 percent because all the new construction is keeping resale prices low. The value of commercial property in town rose by 16 percent. Townhouse and single-family house permits

In addition the Wake Forest Inspections Department issued permits for 28 single-family houses and seven townhouses.

CH Construction of NC will build four townhouses along Winter Wren Circle in the Caveness Farms Apartments complex, and Dan Ryan Builders will build three townhouses on Chatuga Way in Richland Hills subdivision.
