Planners to hear subdivision request

Wake Forest Planning Board members will be asked to make recommendations for a change in the Stonegate at St. Andrews subdivision master plan and a request for highway business zoning when they meet Tuesday, May 6, at 7:30 p.m. in town hall.

The public hearings for the two requests will be heard by both the planning board members and the town commissioners, and interested people may speak both for and against each of the requests.

Stonegate Partners, headquartered in Jacksonville Beach, Fla., wants to amend the 2005 original conditional use permit for 21 acres that called for 217 townhouses and instead develop 71 single-family lots with C.U. GR10 zoning.

The request would extend the Greenville Loop Road from its current end but would again deadend the street at the property line for an existing house. Greenville Loop Road would not meet Forestville Road and provide a connection to Lillie Liles Road under this plan.

The rezoning request was filed by Stan and Irma Kearney of Raleigh for the 3.58 acres on Teletec Plaza next to Crossroads Ford on Capital Boulevard. The land is currently in Wake County’s jurisdiction, but the Wake Forest commissioners accepted an annexation petition last month and will hold a public hearing about the petition at their May 20 meeting. The land is in the town’s short range urban services area.

The Kearneys want highway business zoning and would continue the current use, automobile sales and service.

The agenda lists three other projects which will require quasi-judicial hearings and review: Southeastern Baptist Theological Seminary’s master plan amendment; phase 3 for the St. Ives subdivision; and the Shoppes at Caveness shopping center master plan amendment for the future Sam’s Club.
