January saw 26 new homes permitted

(The editor apologizes for not providing this information to the Gazette readers in the last half of 2021. Her only excuse is two left hand operations which still somewhat hinder fast and accurate typing.)

Builders pulled only 26 new home permits in January, 20 for single-family homes and six for townhouses, along with one new commercial building.

The building is called a “vanilla shell building” at 911 Gateway Commons Circle, which is maybe the 5,500-square-foot office building listed in the December 2021 roundup of requests being considered for approval. The Ashland Construction Company is building it. The fees were $14,001.19, the square footage is now $9,510 and the estimated value is $1 million.

There were two fit-ups approved, the Vape Shop at 3612 Rogers Branch Road, Suite 107, and the Poki Bowl at 1898 South Franklin Street, Suite 110.

Inspectors approved four pre-occupancy inspections: Peak Performance & Conditioning at 1241 South Main Street, Suite 23; Person First Counseling Services PLLC at 1752 Heritage Center Drive, Suite 201; Tone2Flex at 2115 South Main Street, Suite D; and Thinking Dog at 927 Durham Road, Suite 105.

The six townhouses are to be built by Forest Park Construction on Laurel Gate Drive in the Franklin Street Townhomes, which was approved for 12 townhouses. The builder, Forest Park Construction, paid $23,078.50 in fees and the six will add $770,000 to the tax base.

The single-family homes are listed by builder, address, subdivision, creek basin, fees paid, square footage and constructed value estimated by the builder.
