WF permits 241 new homes in April

Legacy Heritage apartments to have 306 homes when complete

In April the Wake Forest Inspections Department issued permits for 241 new homes – 69 single-family homes, 36 townhouses and 136 apartment units in the main building at Legacy Heritage apartment complex at the intersection of the N.C. 98 Bypass, Heritage Lake Road and Friendship Chapel Road. That main building will be built in a U around the pool and courtyard.

Legacy Heritage, where land preparation is still underway after a substantial amount of rock has been blasted and removed, will have, according to the site plan from 2019, six apartment buildings, 10 garage buildings and a future amenity. The plan was approved by the Wake Forest Planning Board and Town Board in December of 2019. It was already zoned for multi-family use.

In addition to this first permit, “There will be an additional 16 permits (170 units) to be issued soon, along with two permits for the trash compactor and maintenance building,” Michael Vaughan with the town inspections department, explained this week.

GCI Residential, a national firm, is building the 103 one-bedroom, 152 two-bedroom and 53 three-bedroom units. The engineer was Witherspoon Ravenel. GCI paid $231,758.32 in fees, and the apartment building will add $10,551,076.26 to the town tax base.

Using the accepted estimate of 2.85 people in each home, April’s residential permits would mean the town will add 687 people when all the homes, townhouses and apartments are filled.

The town’s estimate of its population as of January 2021 is 50,244.

The 36 townhouses will be built in Traditions and Tryon subdivisions. Lennar Carolinas will build five townhouses at 160 to 168 Daisy Meadow Lane in Traditions; Capitol City Homes will build five townhouses at 312 to 320 Conrad Lane in Tryon; Capital City Homes will build six townhouses at 146 to 136 Etteinne Garden Lane in Tryon; Lennar Carolinas will build 11 townhouses at 615 to 591 Traditions Grande Boulevard in Traditions; Lennar Carolinas will build nine townhouses at 131 to 138 Daisy Meadow Lane in Traditions.

Together the builders paid $69,846.75 in fees and the increase to the tax base will be $6,010,300.

There were only two new businesses in town in April. Mattress Store opened at 1021 Forestville Road, Suite 106, and Cambridge Classic Homes opened at 12339 Wake Union Church Road, Suite 101.
