The Wake Forest Inspections Department permitted 71 housing permits in July after four months of low figures. Of the 71, 51 were for single-family houses and 20 were for townhouses. Thirty-nine permits for new homes in March, 29 in April, 34 in May and 41 in June: Wake Forest had not seen such low figures for new homes in decades.
But things began to turn around in July when 71 new homes were started and two new commercial buildings as well as a surge in new businesses. One of the commercial buildings was a shell building in the Wake Forest Crossing shopping center at 12612 Capital Boulevard to be built by Wimco Corporation which paid $10,184.16 in fees for a building with 5,227 square feet and worth $1 million when completed. The second was the Sweere flex space building at 2804 Crusher Run built by Vance Construction Company which paid $15,067.30 in fees for a 11,700 square foot building which will be worth $985,000 when complete.
There were fit-ups approved at the following: Harris Crossing shopping center, Suite 104, at 13654 Capital Boulevard; Breakthrough Physical Therapy in Suite 212 at 3150 Rogers Road; Shaar executive suites in Suite 200 at 1021 Forestville Road; Salt Hair Salon in Suite 106 at 3325 Rogers Road; Corner Pizza in Suite 101 at 3325 Rogers Road; and European Wax Center in Suite 120 at 12646 Capital Boulevard.
Inspectors approved the following after pre-occupancy inspections: Advance Concrete Coatings in Suite A at 5109 Unicon Drive; Red Shoe Economics LLC in Suite 17 at 1241 South Main Street; Wake Forest Natural Hair Salon in Suite 120 at 10520 Ligon Mill Road; Made in the Shade Blinds & Floors in Suite F at 5105 Unicon Drive; and The Detailing Genius in Suite N at 5103 Unicon Drive.
M/I Homes will build six townhouses along Winter Meadow Drive in Traditions; Capital City Homes will build eight townhouses on Carraway Garden Drive in Tryon; and McKee Homes will build six townhouses along Gateway Commons Circle. Together the builders paid $54,675 in fees and the new homes will have an estimated total value of $3,501,745.
