There were 49 housing permits issued by the Wake Forest Inspections Department in January – 42 for single-family houses, six for townhouses and one for a mobile home.

There were also two permits for commercial uses. Windsor Contracting will build a new office for Supremia Dentistry at 1704 South Main Street. The fees were $14,980.72, the new building will have 6,293 square feet, and the improvement value is $1,149,720. Foundation Building Materials new building at 708 Finger Lakes Drive will be built by Focus Design Builders of Wake Forest with fees of $31,838.75, 33,750 square feet and $1.5 million in improvement value.
The six townhouses will be built along Rally Point Place in the Retreat at Renaissance subdivision. The builder, Stanley Martin Companies, paid $13,326 in fees for construction that will add $757,716 to the town’s tax base.
Clayton Homes installed the mobile home at 112 Quail Crossing with a fee of $240 and adding $79,336 to the tax base.
Eagle Sky Realty demolished two houses on different dates, paying a fee of $65 for each. One house was at 534 East Juniper Avenue and one was at 407 Sixth Street.
Each dwelling unit in Wake Forest must pay two impact fees: the Fire Protection Facility Fee and the Recreation Facility Fee. The fire impact fee is $337 for each single-family detached unit and $253 for each single-family attached unit. The recreation fee is $2,871 for each single-family detached and mobile home, and $1,713 for each single-family attached and multi-family units.
Development Services Manager Jennifer Currin said some subdivisions get credit for recreation fees “depending on the improvements they propose (land dedication to the town, construction of public greenway, submit payment in lieu).” Those active projects that either have pro-rated recreation fees or were credited with recreation fees are Austin Creek, Bennett Park, Bishops Grant, Holding Village North Lake but not phases 1-3 in South Lake, Kitchin Farms, Richland Hills, Twin Creeks, The Reserve, The Retreat at Renaissance, Creek View Townhomes, Willows at Traditions, Orchards at Traditions (formerly called Woodlands), Traditions phases 2A, 2B, 2C and 2D, Del Webb at Traditions and Traditions Southwest.
