April saw permits issued for 73 homes

The steady pace of new home building continued in Wake Forest during April with 73 new homes permitted, 46 single-family homes and 27 townhouses.

There was one commercial building, the bath house at 221 Tise Avenue in the Bridgeport subdivision on Forestville Road, which D. Clugston Inc. will build. The company paid $1,997.92 in fees for a 1,209-square-foot building which will add an estimated $150,000 to the tax base.

The town inspections department approved fit-ups for Southern Heritage Interiors at 1600 Heritage Commerce Court, Suite 101; Vitality (chiropractor) at 616 Dr. Calvin Jones Highway, Suite 104; Primetime Medical Software at 3150 Rogers Road, Suite 107; and Durham Rescue Mission at 2109 South Main Street, Suite 602.

The inspectors also approved pre-occupancy for Big Bounce Party Rentals at 5105 Unicon Drive, Suite F; So You Clothing at 1839 South Main Street, Suite 100; Gamesturz at 1241 South Main Street, Suite 15; Always Best Care for Senior Services at 120 Capcom Avenue, Suite 103; Steele Strength & Conditioning at 2014 South Main Street, Suite 601; and Storage Use for Personal Auto at 5103 Unicon Drive, Suite H.

Stanley Martin Companies was issued permits for 22 townhouses in The Retreat at Renaissance, 12 along Rally Point Place and four along South Brooks Street. DR Horton Inc. was issued permits for five townhouses on Country Downs Road in the Everly subdivision. Together the developers paid $50,344.25 in fees for buildings that will add $3,955,499 to the tax base.

The single-family homes are listed below by applicant, address, subdivision, stream basin, fees paid, square footage and improvement value estimated by the applicant.

Each dwelling unit in Wake Forest must pay two impact fees: the Fire Protection Facility Fee and the Recreation Facility Fee. The fire impact fee is $337 for each single-family detached unit and $253 for each single-family attached unit. The recreation fee is $2,871 for each single-family detached and mobile home, and $1,713 for each single-family attached and multi-family units.

Jennifer Currin, the town’s development services manager, said some subdivisions get credit for recreation fees “depending on the improvements they propose (land dedication to the town, construction of public greenway, submit payment in lieu). Those active projects that either have pro-rated recreation fees or were credited with recreation fees are Austin Creek, Bennett Part, Bishops Grant, Holding Village North Lake but not phases 1-3 in South Lake, Kitchin Farms, Richland Hills, Twin Creeks, The Reserve, The Retreat at Renaissance, Creek View Townhomes, Willows at Traditions, Orchards at Traditions (formerly called Woodlands), Traditions phases 2A, 2B, 2C and 2D, Del Webb at Traditions and Traditions Southwest.
