Along with a demolition permit for the blue unused water tank next to The Factory, in May the Wake Forest Inspections Department approved construction permits for a new Wake County ABC store and 73 new homes, 64 of them single-family with nine townhouses.
This brings the unofficial total for the first five months of 2017 to 333 homes (single-family and townhouses), which, at 2.85 residents per home will add 949 residents to the town. The homebuilding is right on target to add and average of 6 or 7 new town residents every day. Builders paid $365,706.17 in fees for the single-family houses, and the increase in the tax base, based on their estimates, was $10,485,439.
J-Brock Properties, with Mark Brockmann and Jason Gladwell the principals, is a Wake Forest firm that purchased the property at 1821 South Main Street in 2016 where BB&T bank stands and that includes the water tank. The plans are to raze the tank and build a 7,420-square-foot single-story retail building there. Landmark Construction & Development headed by Mike Marguerat is the developer. The demolition permit ($240) has been approved; the construction permit is pending.
The Wake County ABC store’s address is 11360 Capital Boulevard, but its access will be from Royall Cotton Road, the parallel road where Sam’s Club is located. The ABC board paid $1,050,000 for the land in November of last year. Poythress Commercial Contractors will build the 8,687-square-foot building (twice the size of the current ABC store) which will add an estimated $1,294,900 to the town’s tax base. The fees were $18,194.90. The current building on Galaxy Drive will be sold.
The inspections department also inspected fit-ups for five businesses: Personalized Hematology and 11635 North Park Drive, suite 230; unspecified retail space at 1009 Stadium Drive, suite 108 (Wake Forest Crossing shopping center); Page 158 Book Store at 419 Brooks Street (formerly home to the classic car store; Luna Sol Med Spa at 123 Capcom Avenue, suite 104; and Advanced Care at 1964 South Main Street.
Three pre-occupancy inspections were for Cynergy Color Bar at 1970 South Main Street, Siam Thai Massage at 833 Wake Forest Business Park, suite G, on Durham Road, and Brian Pate Real Estate at 225 South White Street.
Capital City Homes will build four townhouses on Grandmaster Way in the Bishop’s Grant subdivision, and Lennar Carolinas will build five townhouses on Austin View Boulevard in the Austin Creek subdivision. Fees totaled $44,920.35, and the nine new homes will add $1,546,000 to the town’s tax base.

I am so pleased to learn that the Town is on schedule to meet its daily intake of new residents; however, I foresee some very angry residents when they learn that the roads in and around the Town will not accommodate the influx of new residents. An expansion of the road to get into a development is not equipped to handle 330 residents coming out onto Burlington Mill Road, Forestville or South Main Street!
