Builder pulls permit to begin Tru Hotel
Real estate agents like Brian Pate are urging homeowners to consider selling because the housing market is so tight, and builders in Wake Forest are responding to the same market forces by pulling permits for 96 single-family homes and 20 townhouses.
The town can brace itself for a surge in new residents when the new houses go on the market. Planners figure the average home has 2.85 inhabitants. In January builders pulled 72 new home permits, 85 in February and now 116 in March foretell 273 homes times 2.85 people equal about 778 more town residents by the end of the year from these three months alone.
March also saw permits for three commercial buildings. Windsor Contracting LLC is building a two-story commercial building with shops on the first floor, offices on the second that will be called the Marlowe Office Center at 1628 South Main Street, also the corner with Forbes Road. The builder paid $25,425.99 in fees and it will add $2,181,997 to the tax base. D. Clugston Inc. is building the bath house for the Mason Oaks subdivision at 220 Mason Oaks Drive. Clugston paid $3,710.20 in fees and the building will add $450,000 to the tax base. Novel Construction is the builder for the Tru Hotel at 12315 Hampton Way Drive. Novel paid $52,040 in fees and the 40,000-square-foot building is expected to add $4.5 million to the tax base.
Of the new businesses in town, The Skin Surgery Center is at 3150 Rogers Road, Suite 218; the Heartland Dental office is at 13700 Capital Boulevard; the Brookfields Indoor Golf & Lounge is at 1839 South Main Street (The Factory) in suite 412; Royale Tobacco and Vape Inc. is at 2008 South Main Street, Suite 306; Shopieli LLC is at 5100 Unicon Drive, Suite 104; Rhodes Law Firm PLLC is at 853 Durham Road, Suite D; and Gontram Architecture Inc. is at 5100 Unicon Drive, Suite 103.
Of the 20 townhouses, Capitol City Homes will build six in Townhouses on Main at North Main Street; Lennar Carolinas will build seven in Traditions along Daisy Meadow Lane; and McKee Homes will build seven along Gateway Commons Circle in Gateway Commons. Together the builders paid $56,400.50 in fees and the townhouses will add an estimated $3,513,595.80 to the tax base.
