The Wake Forest Inspections Department issued permits for 55 single-family homes, five townhouses and one mobile home during October.
The mobile home will be installed at 107 Quail Crossing in the Deerfield Crossing Mobile Home Park on Wait Avenue. The fees were $240, and the home will add $84,000 to the town’s tax base.
The five townhouses will be built along Treetop Meadow Lane in Traditions. D.R. Horton paid $1,345.25 in fees for each, and they will add $628,000 to the tax base.
The department inspected seven fit-ups and six pre-occupancies for new businesses. The fit-ups were for Brewer Insurance Group at 1904 South Main Street, Suite 116; Caban & Co Hair Salon at 610 Dr. Calvin Jones Highway, Suite 108; RPM Media at 3150 Rogers Road, Suite 218; Ellebe Salon Studios at 1633 South Main Street; Southern Royal Tea Room at 1936 Heritage Branch Road, Suite 101; Smoky Tony’s BBQ at 107 South White Street; and Epic Axe Throwing at 1839 South Main Street, Suite 310.
The pre-occupancy inspections were for Peace in the Forest LLC at 701 North Main Street; Innovative Solutions Group Inc. at 12339 Wake Union Church Road, Suite 104; Toy Storage LLC at 5105 Unicon Drive, Suite I; Frontline Auto Sales LLC at 5105 Unicon Drive, Suite J; Brady Cobin Law Group at 1760 Heritage Center Drive, Suite 103; and Frontline Auto Sales LLC at 10024 Capital Boulevard, Suite B.
Each dwelling unit in Wake Forest must pay two impact fees: the Fire Protection Facility Fee and the Recreation Facility Fee. The fire impact fee is $337 for each single-family detached unit and $253 for each single-family attached unit. The recreation fee is $2,871 for each single-family detached and mobile home, and $1,713 for each single-family attached and multi-family units.
Jennifer Currin, the town’s development services manager, said some subdivisions get credit for recreation fees “depending on the improvements they propose (land dedication to the town, construction of public greenway, submit payment in lieu). Those active projects that either have pro-rated recreation fees or were credited with recreation fees are Austin Creek, Bennett Part, Bishops Grant, Holding Village North Lake but not phases 1-3 in South Lake, Kitchin Farms, Richland Hills, Twin Creeks, The Reserve, The Retreat at Renaissance, Creek View Townhomes, Willows at Traditions, Orchards at Traditions (formerly called Woodlands), Traditions phases 2A, 2B, 2C and 2D, Del Webb at Traditions and Traditions Southwest.
