Town permitted 64 homes in September

Builders pulled permits for 64 new Wake Forest homes in September, 53 single-family houses and 11 townhouses.

All those people who have been asking about Planet Fitness will be pleased to know Wake Forest Investments in Raleigh has approved plans to build a shopping center shell on 4.5 acres it owns at the end of Wrigley Drive. To reach it, when it is complete, you will turn into the Harris Crossing shopping center off Harris Road onto Wallridge Drive, keep to the right and Wrigley Drive will be your first left. They are planning a 20,256-square-foot building backing up to Capital Boulevard. The engineers are Bartlett Engineering & Surveying. A second lot of 2.6 acres, a triangle with a curved hypotenuse, will be for future development.

The only other commercial building is an amenity center for the Kitchin Farms subdivision on Tubberson Trail although the McDonald’s on Durham Road does have a permit for $12,500 worth of building or renovation.

There was one demolition of an old wood house at 537 Forestville Road where Forestville Partners will build 95 townhouses. The partners purchased the land from descendants of Reuben Mills. Barbara Branson, who grew up on the west side of what is now South Main Street in a house kitty-corner across from Hoy Auction remembered Reuben Mills fondly. “When I saw the name Reuben Mills in the Gazette I immediately saw Reuben coming up the hill from the Rolesville Road in his wagon and head north towards town. I must have seen him in that wagon a few hundred times. I hadn’t thought of Reuben in a long time and had no idea his descendants were still there.”

Of the 11 townhouses, D.R. Horton will build five along Treetop Meadow Lane in Traditions, and Stanley Martin Companies will build six along Rally Point Place in downtown Wake Forest. The companies paid $2,221 in fees and the homes will add an estimated $1,493,036 to the tax base.

For people concerned about affordable housing, one local company, Unity Three Brothers from Rolesville, has been doing what they can to fill the need by buying up vacant lots or razing dilapidated housing and building small but affordable homes. In September they pulled permits for three houses on Seventh Street.

Each dwelling unit in Wake Forest must pay two impact fees: the Fire Protection Facility Fee and the Recreation Facility Fee. The fire impact fee is $337 for each single-family detached unit and $253 for each single-family attached unit. The recreation fee is $2,871 for each single-family detached and mobile home, and $1,713 for each single-family attached and multi-family units.

Jennifer Currin, the town’s development services manager, said some subdivisions get credit for recreation fees “depending on the improvements they propose (land dedication to the town, construction of public greenway, submit payment in lieu). Those active projects that either have pro-rated recreation fees or were credited with recreation fees are Austin Creek, Bennett Part, Bishops Grant, Holding Village North Lake but not phases 1-3 in South Lake, Kitchin Farms, Richland Hills, Twin Creeks, The Reserve, The Retreat at Renaissance, Creek View Townhomes, Willows at Traditions, Orchards at Traditions (formerly called Woodlands), Traditions phases 2A, 2B, 2C and 2D, Del Webb at Traditions and Traditions Southwest.
