In August the Wake Forest Inspections Department permitted 40 homes, 35 single-family houses and five townhouses, along with three new commercial buildings: a Burger King, a Chick-Fil-A and the Heritage Veterinary Clinic.
Burdett and Associates Architecture Inc. are building the Burger King at 923 Gateway Commons Circle in Gateway Commons with fees of 49,076.61, 3,632 square feet and an estimated improvement value of $914,000.
Chick-Fil-A is being built at 1010 Forestville Road by Buffalo Construction Inc. with fees of $14,161.93, 4,854 square feet and improvement value estimated at $1,000,892.
Heritage Veterinary Clinic will be at 3240 Rogers Road and the builder, G&G Builders of Wendell, paid fees of $14,998.03, 5,722 square feet and improvement value of $1,416,490.
Inspectors approved two fit-ups and four pre-occupancy permits. The fit-ups were for Planet Smoothie at 2808 Rogers Road, Suite 101 and an office suite at 12339 Wake Union Church Road, Suite 104. The pre-occupancy permits were for ACL Repair at 5103 Unicon Drive, Suite E; an office restaurant business at 1772 Heritage Center Drive, Suite 204; Oh Lord Help Us at 2006 South Main Street, Suite 208; Next Consignment Boutique at 225 South White Street; and Puente LLC at 1788 Heritage Center Drive, Suite 202.
Each dwelling unit in Wake Forest must pay two impact fees: the Fire Protection Facility Fee and the Recreation Facility Fee. The fire impact fee is $337 for each single-family detached unit and $253 for each single-family attached unit. The recreation fee is $2,871 for each single-family detached and mobile home, and $1,713 for each single-family attached and multi-family units.
Jennifer Currin, the town’s development services manager, said some subdivisions get credit for recreation fees “depending on the improvements they propose (land dedication to the town, construction of public greenway, submit payment in lieu). Those active projects that either have pro-rated recreation fees or were credited with recreation fees are Austin Creek, Bennett Part, Bishops Grant, Holding Village North Lake but not phases 1-3 in South Lake, Kitchin Farms, Richland Hills, Twin Creeks, The Reserve, The Retreat at Renaissance, Creek View Townhomes, Willows at Traditions, Orchards at Traditions (formerly called Woodlands), Traditions phases 2A, 2B, 2C and 2D, Del Webb at Traditions and Traditions Southwest.
The five townhouses are being built by M/I Homes in Traditions on Winter Meadow Drive. M/I paid $5,300 in fees, and the homes will add $814,000 to the tax base.
