Town permitted 61 homes in June

In June the Wake Forest Inspections Department issued permits for 61 new homes – 46 single-family houses and 15 townhouses – along with five new commercial buildings.

The five commercial buildings are side-by-side along Heritage Center Drive and will be constructed by Hawkeye Building Company. Each will have a total of 6,000 square feet and add $450,000 to the tax base for a total of $2,250,000. The total fees paid was $42,660.

There were several fit-ups for new businesses: Wake Skin Cancer Center at 110 Capcom Avenue, Well Bean at 4154 Shearon Farms Avenue, office space at 1974 South Main Street, a jewelry store at 1976 South Main Street, Hot Yoga Studio at 1982 South Main Street, office space at 1984 South Main Street, Heritage Audiology at 3150 Rogers Road and WakeMed Primary Care at 11640 Northpark Drive.

Also there were three pre-occupancy inspections for Personal ATV & Boat Storage at 5105 Unicon Drive, The Joel Fund at 822 South White Street and Development Resource Group at 5105 Unicon Drive.

Of the 15 townhouses, two will be built by Forest Park Construction in the Franklin Street Townhomes subdivision on Franklin Street; five will built by DR Horton on Country Downs Road in Traditions; four will be built by M/I Homes on Royal Mill Avenue in Traditions; and four will be built by Stanley Martin Companies on Brooks Street in The Retreat at Renaissance subdivision. Together the builders paid $25,424.75 in fines and the construction will add $2,149,966 to the town’s tax base.

Each dwelling unit in Wake Forest must pay two impact fees: the Fire Protection Facility Fee and the Recreation Facility Fee. The fire impact fee is $337 for each single-family detached unit and $253 for each single-family attached unit. The recreation fee is $2,871 for each single-family detached and mobile home, and $1,713 for each single-family attached and multi-family units.

Jennifer Currin, the town’s development services manager, said some subdivisions get credit for recreation fees “depending on the improvements they propose (land dedication to the town, construction of public greenway, submit payment in lieu). Those active projects that either have pro-rated recreation fees or were credited with recreation fees are Austin Creek, Bennett Part, Bishops Grant, Holding Village North Lake but not phases 1-3 in South Lake, Kitchin Farms, Richland Hills, Twin Creeks, The Reserve, The Retreat at Renaissance, Creek View Townhomes, Willows at Traditions, Orchards at Traditions (formerly called Woodlands), Traditions phases 2A, 2B, 2C and 2D, Del Webb at Traditions and Traditions Southwest.
