70 new homes permitted in March

The Wake Forest Inspections Department issued 70 permits for new homes in March, 46 for single-family homes and 24 for townhouses.

There was also a permit issued for a new commercial building in the Shoppes at Heritage Village shopping center at the corner of Rogers and Forestville roads. The builder will be the Jacobs Group, which paid $12,435.32 in fees for a 4,280-square-foot building with an estimated improvement value of one million.

The department listed one new business, Heartland Dental at 1070 Forestville Road, the Shoppes at Heritage Village shopping center.

Inspectors also worked on fit-ups and pre-occupancy permits. Six fit-ups were completed for a church, Familia Nueve Vida, in Suite 102 at 203 Capcom Avenue; the Perry Brandt law office at 417 South Main Street; Under the Table, a custom furniture store at 417 B South Brooks Street; Rookies Restaurant at 11200 Capital Boulevard, the Wake Pointe Shopping center; Music & Arts Store at 12536 Capital Boulevard, the Wake Forest Crossing shopping center; and a Barber Shop at 10429 Ligon Mill, the Ligon Mill Business Center.

Pre-occupancy permits were issued for Automotion Management at Suite 201, 1772 Heritage Center Drive; Grass Masters Landscape Services at 2701 Leighton Ridge Drive; Sleepmed Inc. at Suite 104, 1772 Heritage Center Drive; Robert Kaufman office at Suite B, 851 Wake Forest Business Park; Nutrifit Wellness & Coaching in Suite 5 at 12400 Wake Union Church Road; Tar River Arms at 992 Durham Road; and Downtown Antiques ETC at 221 South White Street.

The Stanley Martin Companies were issued permits for 11 townhouses in the Retreat at Renaissance subdivision, five of them along Triumph Lane and six along the new section of Brooks Street. Lennar Carolinas will build eight townhouses along Austin Ridge Parkway in the Austin Creek subdivision. DR Horton will build five townhouses on Treetop Meadow Lane in the Traditions subdivision. The builders paid a total of $42,993.51 for the townhouses which will have an improvement value of $3,482,831.

Each dwelling unit in Wake Forest must pay two impact fees: the Fire Protection Facility Fee and the Recreation Facility Fee. The fire impact fee is $337 for each single-family detached unit and $253 for each single-family attached unit. The recreation fee is $2,871 for each single-family detached and mobile home, and $1,713 for each single-family attached and multi-family units.

Jennifer Currin, the town’s development services manager, said some subdivisions get credit for recreation fees “depending on the improvements they propose (land dedication to the town, construction of public greenway, submit payment in lieu). Those active projects that either have pro-rated recreation fees or were credited with recreation fees are Austin Creek, Bennett Part, Bishops Grant, Holding Village North Lake but not phases 1-3 in South Lake, Kitchin Farms, Richland Hills, Twin Creeks, The Reserve, The Retreat at Renaissance, Creek View Townhomes, Willows at Traditions, Orchards at Traditions (formerly called Woodlands), Traditions phases 2A, 2B, 2C and 2D, Del Webb at Traditions and Traditions Southwest.
