The Wake Forest Inspections Department permitted 66 new homes in February: 51 single-family houses, 12 townhouses, one duplex and one mobile home. In addition, there was one new commercial building, the Fifth Third Bank at 100 Capcom Avenue, which bill be built by Vericon Construction. The fees were $13,923.20 for a building that will add $2,161,919 to the tax base.
The duplex will be built at 616/618 East Pine Avenue by Southeast Contracting Group Inc., which paid fees of $5,684.50 for a building with 1,700 square feet and an estimated value of $15,000.
The mobile home was installed at 124 Quail Crossing by Clayton Homes, which paid fees of $300 for a building with 1,216 square feet and an estimated value of $70,454.
Seven of the 12 townhouses will be built by M/I Homes on Traditions Grande Boulevard, and five will be built by Stanley Martin Companies in the Retreat at Renaissance on Rally Point. The two builders paid a total of $19,441.75 in fees for buildings that will add $1,744.243 to the tax base.
There were two approved fit-ups of existing buildings: UNC Primary Care at 3150 Rogers Road, Suite 220 and Planet Fitness at 907 Wrigley Drive.
There were also five pre-occupancy inspections: Smoke Time 2 at 12215 Hampton Way Drive, suite 103; H&E Equipment Services at 2701 Connector Drive; My Custom Timber at 2016 South Main Street, Suite 700; Protofablab at 5105 Unicon Drive, Suite I; and Ace Mortgage Group at 1780 Heritage Center Drive, Suite 103.
Each dwelling unit in Wake Forest must pay two impact fees: the Fire Protection Facility Fee and the Recreation Facility Fee. The fire impact fee is $337 for each single-family detached unit and $253 for each single-family attached unit. The recreation fee is $2,871 for each single-family detached and mobile home, and $1,713 for each single-family attached and multi-family units.
Assistant Planning Director Jennifer Currin said some subdivisions get credit for recreation fees “depending on the improvements they propose (land dedication to the town, construction of public greenway, submit payment in lieu).” Those active projects that either have pro-rated recreation fees or were credited with recreation fees are Austin Creek, Bennett Park, Bishops Grant, Holding Village North Lake but not phases 1-3 in South Lake, Kitchin Farms, Richland Hills, Twin Creeks, The Reserve, The Retreat at Renaissance, Creek View Townhomes, Willows at Traditions, Orchards at Traditions (formerly called Woodlands), Traditions phases 2A, 2B, 2C and 2D, Del Webb at Traditions and Traditions Southwest.
The single-family permits are listed by applicant, address, subdivision, stream basin, fees paid, square footage and value added estimated by the applicant.
