Planning board narrowly OKs Averette subdivision

With a five to four vote, the Wake Forest Planning Board Tuesday night recommended the Wake Forest Town Board approve the Averette-Tryon subdivision along Averette Road. The planned unit development master plan that was approved will allow up to 980 dwelling units with a maximum of 294 townhouses, and the build-out could stretch over 10 years. One of the engineers, Tommy Craven with Priest, Craven & Associates, said there will be at least two years “before houses start coming up,” and then it will be a slow start, maybe 100 houses each year for the first two years. Averette Road will not be widened, but the developer has proposed several road projects that were included in the favorable vote. There will be a right-turn lane where Averette meets NC 98 with new signals for eastbound and westbound left turns; turn lanes will be provided at the subdivision’s entrances on Averette;

Town petitions Youngsville in area dispute

The Wake Forest Town Board sandwiched a lengthy closed session between two agenda items, spending more than an hour of its work session that began at 5:30 p.m. Tuesday on the dispute with the Town of Youngsville. Wake Forest has annexed land in Franklin County near Youngsville twice, once for the Richland Hills subdivision and more recently for the Everly subdivision. All was well between the two towns, which had arranged their extra-territorial jurisdictions between the two with a joint ordinance in 2007 and agreed their staffs would “exchange information” and tell their boards about any zoning or other action in the respective ETJs. Then in January of this year the Youngsville commissioners adopted a new development ordinance and official zoning map, a map which modified its ETJ, which thereby altered the planning and zoning rules in the area between the towns. Senior center grand opening set for March 27

The official grand opening for the newly renovated Northern Wake Senior Center will be held at 10 a.m. Friday, March 27, and everyone is invited to share the celebration. The grand opening will include a dedication and ribbon-cutting ceremony, brief remarks by Mayor Vivian Jones and other town officials, tours of the facility, class demonstrations and light refreshments. Opinion: Planning board ‘ignored valid concerns’ in Averette vote

To the editor: At the March 3, 2020 Planning Board meeting, the Board thoroughly failed our community when they voted 5-4 to approve the rezoning of a 272 acre, 988 unit development on Averette Road. The two existing developments on each side of the Averette proposal, Mill Race and Rocky Ridge, had a substantial turnout and spoke en masse to reject the rezoning proposal. The Town of Wake Forest Unified Development Ordinance (UDO) clearly states that any rezoning must take into account the impact on existing adjoining communities. The adjoining communities showed up and their input was ignored. The UDO specifies transitional zoning from rural to urban. Mill Race and Rock Ridge are rural single-family dwellings placed on generous lots that generally conform with Rural District and GR-3 zoning. However, the Board ignored any transitional zoning and approved Planned Unit Development zoning for the entire project, which is the highest-density zoning

The Magnificents at RenCen March 27

The popular beach music band, The Magnificents Band, will headline this year’s final “Rockin’ the Forest” concert on Friday, March 27. With additions like the Joyner Park Community Center and the newly renovated Northern Wake Senior Center, our town has provided a forum for advocates of all ages to work together building a support system to encourage a common agenda. We are a community that continually contributes to the ability of each citizen.
