2017 permits add 817 homes, 2,329 people

In 2017 Wake Forest’s Inspections Department permitted 817 new homes – 603 single-family houses and 214 townhouses that at 2.85 persons per household could add 2,329 new residents. All figures are unofficial but based on the department’s monthly permit report.

Those figures are in line with recent years. In 2016 there were 823 new homes permitted – 419 single-family houses, 102 townhouses, and 21 apartments. In 2015 the numbers were 420 single-family houses, 120 townhouses and 214 apartments for a total of 754 new homes. In 2014 the town added 548 homes, but the numbers were higher in 2013 (728 homes) and 2012 (736 homes).

The town’s planning department has not yet issued the annual development report for 2017 that includes current and projected population. The latest population estimate by the department was 41,157 for 2016 and 2017. Jennifer Currin the development services manager said recently in response to a question that the population figures will be updated in the first part of 2018.

As for December in Wake Forest, the inspections department report said there were permits for 49 single-family homes issued along with permits for 11 townhouses.

The amounts of the fees paid for all homes are substantially less than in previous months and years. Michael Vaughan, an inspections technician who compiles the monthly report, explained why. “They are lower this month as only the actual permit fee is now shown.  The fee total you previously saw reflected the Raleigh water/sewer fees of $3498.00 (currently), which the Inspections Department always charged/collected. The Raleigh fees are now paid separately in the Utilities department.”

The Town of Wake Forest is adjusting its fees, a change which includes charging for reviews and certificates of approval and other work done by the Historic Preservation Commission. Please see article in this issue for more information.

Dan Ryan Builders plans to construct six townhouses along Sweet Basil Street in the Stonegate at St. Andrews subdivision while Lennar Carolinas will build six townhouses along Austin View Boulevard. Together the developers paid $21,881.35 in fees and the homes will add $1.2 million to the tax base.

The department inspected fit-ups for Kellsey Nail Salon at 11480 Capital Boulevard, Signcraft Solutions LLC at 4154 Shearon Farms Avenue, Speech Therapy Solutions at 620 Dr. Calvin Jones Highway, Sharkey’s Cuts for Kids at 1040 Forestville Road, 2nd Generation Office Space at 12335 Wake Union Church Road and Training Your Best Friend at 230 Capcom Avenue. The preoccupancy inspections were for Bethany Community Church at 1225 South Main Street, Mattress 2.0 at 11480 Capital Boulevard and Lynnbrook Consultants at 1776 Heritage Center Drive.

  1. And traffic grinds to a halt. Quality of life diminishes rapidly.

    When will Town leaders realize that if their goal is to improve quality of life and make this a more desirable place, they’re doing the exact opposite?

    Overcrowded as is, overly aggressive cops looking to ticket people at every turn, traffic congestion everywhere, complete lack of common sense with respect to planning, infrastructure, traffic management, etc.

    What’s the end game? What is the goalpost that lets them say, “we made it. we accomplished what we wanted”? What do you want? What are you striving for? Are you even in control???
