In an unofficial count, the Wake Forest Inspections Department issued residential permits during 2016 that will house 2,320 new residents.
The permits were for 298 apartments, one duplex (two homes), 102 townhouses and 418 single-family houses. Those 820 new housing units multiplied by the 2.83 residents the town planning department uses to calculate town population gives you 2,320 new people in town, some already here, some soon to come.
And in the pipeline for 2017 and beyond, according to the planning department’s Monthly Development Report for December, there are 14 proposed developments which could result in 1,080 single-family houses, 283 townhouses and 122 duplexes. Those 1,607 housing units could house 4,548 new residents. The planning department says the town currently has 39,012 residents. It may have to update that figure soon.
As for the inspections department’s report for December, it says the town approved permits for 35 single-family houses and four townhouses along with one new commercial building for Cubesmart, a storage facility at 11620 Northpark Drive.
The four townhouses are all on Blue Bird Lane in the Caveness Farm apartment complex near Capital Boulevard. CH Construction of NC is the builder, the total fees paid was $23,105.25 and the improvement value was estimated at $505,500.
Storage Development is the Cubesmart builder, the fees were $108,635.04, the building will have 108,044 square feet and the improvement value was estimated at $5,618,742.
The department also inspected fit-ups for a retail space at 2115 South Main Street, Capmar Insurance at 3319 Heritage Trade Drive, and Mod Pizza at 2815 Rogers Road, Suite102. The inspectors also did a pre-occupancy check for Prestige Lending at 123 Capcom Avenue, Suite 101.

This list of proposed new homes is very confusing. For instance – there is no Fawn Hollow Court in Bowling Green. Perhaps that should have been Fern Hollow Court.
What does Smith Creek have to do with these listings. Are they located in a Smith Creek school district?
